1. Team Leadership & Supervision
- Supervise electricians and technicians, assigning daily preventive, corrective, and reactive maintenance tasks
- Ensure workforce productivity, discipline, manpower planning, and adherence to FM policies and procedures
- Enforce the use of PPE and compliance with approved Method Statements and Risk Assessments (MSRA)
2. Electrical Systems Operations & Maintenance
- Oversee the operation and maintenance of:
- Medium Voltage (MV) transformers
- Low Voltage (LV) panels, MDBs, SMDBs, and DBs
- UPS systems and battery banks
- Standby diesel generators and ATS panels
- Control panels and power distribution networks
- Ensure all systems meet uptime, reliability, and performance requirements in accordance with FM contracts
3. UPS & Standby Power Systems
- Supervise testing, commissioning, and routine maintenance of UPS systems and standby generators
- Conduct load testing, ATS changeover tests, battery health inspections, and fuel system checks
- Ensure emergency power systems remain fully operational in line with critical asset standards
4. CCTV & ELV Systems
- Supervise installation, inspection, testing, and maintenance of CCTV and ELV systems
- Ensure proper integration with access control systems, control rooms, BMS, and client security protocols
- Coordinate fault rectification with ELV vendors and subcontractors
5. Site Coordination & FM Operations
- Coordinate electrical activities with FM teams, planners, subcontractors, and client representatives
- Respond promptly to breakdowns, emergencies, and service requests within SLA timelines
- Support uninterrupted facility operations, particularly in live environments
6. Client-Specific FM Standards & Compliance
- Ensure all electrical works comply with client-specific FM standards, procedures, and technical guidelines
- Strictly adhere to:
- Preventive Maintenance Schedules (PMS)
- Standard Operating Procedures (SOPs)
- Asset Criticality and Risk Classification requirements
- Participate in client meetings, inspections, audits, and site walkthroughs
- Close client observations, NCRs, and audit findings within agreed timelines
- Maintain assets in accordance with contractual SLAs and KPIs, ensuring critical equipment uptime
- Ensure all works meet documentation, labeling, tagging, and handover standards
7. Quality, Safety & Regulatory Compliance
- Enforce compliance with Saudi Electricity Company standards, Civil Defense regulations, and client HSE policies
- Conduct toolbox talks, job safety analyses, and routine site inspections
- Promote a zero-incident culture and ensure safe execution of all electrical activities
8. Documentation & Reporting
- Maintain accurate records for:
- PPM and corrective maintenance activities
- Electrical testing and inspection reports
- Material usage and spare parts inventory
- Prepare daily, weekly, and monthly reports for management and client submission
- Escalate risks, delays, and system failures with appropriate mitigation plans
9. Training & Development
- Mentor and guide technicians on client standards, FM procedures, and safety practices
- Ensure team competency aligns with contract requirements and OEM recommendations
- Support continuous improvement initiatives and FM best practices
Minimum Qualifications & Requirements
- Education:
Diploma or Technical Certificate in Electrical Engineering or a related field
- Experience:
Minimum of 1–2 years of experience in Facility Management, including at least 1 year in a supervisory or foreman role under IFM contracts
- Technical Skills:
- Strong knowledge of MV/LV systems, UPS, generators, and ELV systems
- Ability to read and interpret electrical drawings, Single Line Diagrams (SLDs), and schematics
- Experience working in SLA- and KPI-driven FM environments
